The building record: a material passport for every building
The building record documents what is built into a building. It is not compiled afterwards but created at delivery, trip by trip, as a traceable data record.
What the record captures
For every installed product:
- product and manufacturer
- value
- installing business
- installation date
- service life
Value across the life cycle
Its value shows across the entire life cycle of a building:
- Architect: during conversion and refurbishment
- Client: when selling
- Trade: during servicing and maintenance
- City: as an inventory of its building stock
- Recycler: during deconstruction
- Insurance: RAICOS tells what is inside a building.
Warranty and after-sales
Manufacturers, wholesalers and trades know what was installed where and when. Warranty claims and after-sales can be traced to the right product and business: the installer does not have to open up the wall.
Material with an identity
For the architect Thomas Rau, co-founder of Madaster, waste is material without an identity. Madaster creates material passports for buildings.
That identity is created at delivery, not at demolition. With every delivery, WEMAITES documents which material goes to which site and when.
The city as a store of raw materials
Dirk E. Hebel, Professorship of Sustainable Construction at KIT, describes the city as an urban mine and sees construction shifting from a consumption economy to a circular one. Werner Sobek, University of Stuttgart, ILEK: construction accounts for more than half of the world's material consumption.
What Vienna's buildings hold
- 380 million tbuilding materials in Vienna's building stock
- 6 million tof which metals
- 120 kgcopper per inhabitant, estimated
The building record is the goal, not part of the pilot. From November 2026, the first data points are created in Vienna, delivery by delivery.
