The neural network of the construction industry Movement becomes foresight.

EXVAIS Dynamics is a construction tech company from Vienna, Austria. We are developing RAICOS, an AI that analyses movement data from construction projects: supply chains, materials, machines, trades. RAICOS knows, among other things, the material inventory of buildings, forecasts upcoming demand in the supply chains and whether a project keeps both its schedule and its financing.

We see the future today.

01 · The scene · An example

On Thursday, the cable runs out. RAICOS knows on Tuesday.

  1. Tuesday
  2. Wednesday
  3. Thursday

Nobody on site knows yet. On Tuesday, RAICOS anticipates the shortage and gives the electrician a complete, decision-ready proposal: order from the wholesaler, delivery on Wednesday. He clicks. At the same moment, client and bank see that the date holds, and so does the financing.

On Thursday, the crew works instead of waiting.

02 · The question

The cable is just one question.

  • Which trade follows in the construction sequence, and is its material ready?

  • Can all machines be scheduled for the date?

  • What is the material price today, and what will it be in six months?

  • Will the financing remain viable if dates and prices shift?

  • What is built into this building, and what is its value?

The answers lie in the movement data on site. RAICOS delivers them before anyone asks.

03 · How it works

Three steps. One click.

  1. 1

Every delivery becomes a data point.

WEMAITES provides last-mile logistics for building materials, from wholesale to the construction site. Every trip documents which material goes where, when, and for which trade.

  2. 2

RAICOS sees what will be missing.

RAICOS learns from every trip. Many data points form a live picture, and the live picture yields the forecast: which trade needs which material, and when.

  3. 3

A person decides, with one click.

RAICOS presents material, date, machine and price as a complete, integrated, decision-ready proposal. A person always makes the decision.

  • WEMAITES

WEMAITES is the product: vehicles, staff, app, booking.

  • MAITE

The person who drives for WEMAITES is a MAITE: from mate and AI, in that order. The person comes first, the AI at their side.

  • RAICOS

RAICOS stands for Real-time Artificial Intelligence Cognitive Operations System. The AI reads every trip as it happens, learns from it and puts a ready decision in front of a person. They click.

From the same data, RAICOS distils what is relevant for each role: for the bank, whether financing stays on plan; for the insurer, what has gone into a building; for the city, how long a road stays closed.

04 · The network

Nineteen roles. One network.

A butterfly flapping its wings over the Amazon can set off a hurricane on the other side of the world. In construction, this interdependence is everyday reality: the wholesaler, the manufacturer and the client depend on Thursday's cable; banks and property investors on the financing; the insurer on every claim. We are building the platform on which all roles in a construction project operate in the same network. A change in one place becomes visible everywhere else.

“Nineteen roles” refers to the parties in a construction project that the live picture shows: clients, architects, engineers and city planning, authorities, trades, manufacturers, wholesalers, equipment rental companies, banks, property investors and insurers, through to waste management companies and energy suppliers. Each role plans on the basis of its own data; only linking them makes the interdependencies of a project transparent.

Ungargasse · Tuesday, 06:30

Mira, the architect, moves the riser by 40 cm.

The change reaches every affected role, translated into what it means for that role. RAICOS registers it at once. For the electrician, it means more cable by Thursday. The client sees the extra cost before the invoice arrives. Bank and investor see that the financing holds.

Three clicks. No phone call.

Vienna with construction sites and the day's trips, surrounded by the nineteen roles. Mira moves the riser; the change reaches engineers, trades, wholesalers, clients, banks and property investors, insurers, city planning, equipment rental and manufacturers.

05 · The research

The city is a store of raw materials. A building's record starts at delivery.

Researchers in Vienna, Karlsruhe and Stuttgart and the architect Thomas Rau, co-founder of Madaster in the Netherlands, describe which resources are locked in our buildings and how they are fed back into the material cycle.

  1. Vienna

    Johann Fellner · TU Wien

He quantifies the building materials held in Vienna's building stock.

BMIMI, Die Stadt als Rohstofflager der Zukunft, 2018, based on Fellner and Allesch, TU Wien

  2. Karlsruhe

Dirk E. Hebel · KIT, Professorship of Sustainable Construction

He describes the city as an urban mine. He sees construction shifting from a consumption economy to a circular one.

Publications include: Building Better – Less – Different, Birkhäuser, 2022; Zirkulär!, Birkhäuser, 2026

  3. Stuttgart

Werner Sobek · University of Stuttgart, ILEK

Construction accounts for more than half of the world's material consumption. With regard to climate-damaging emissions, he calls transport a topic that has so far been passed over in silence.

non nobis – über das Bauen in der Zukunft, volumes 1 and 2, av edition, 2022 and 2023

  4. Laren

Thomas Rau · Architect, co-founder of Madaster

For him, waste is material without an identity. Madaster creates material passports for buildings.

    Madaster: founded 2017, Laren, Netherlands

That identity is created at goods receipt, not at demolition. With every delivery, WEMAITES documents which material goes to which site and when. In the end, we know what is built into every building, who installed it and when.

What Vienna's buildings hold

  • 380million tbuilding materials in Vienna's building stock
  • 6million tof which metals
  • 120kgcopper per inhabitant, estimated

06 · Open

The network is open to everyone. Only this openness makes the picture complete.

Proprietary systems that a wholesaler builds for its customers remain silos: they capture only the transactions of that one company. Construction sites, however, source piecemeal from a multitude of suppliers: the cable from one wholesaler, the bricks from another, the excavator from the rental company. That is why we are building an open platform: anyone can participate. Visibility comes through certification. It spans all roles in a construction project, from the trades through manufacturers and wholesalers to banks, insurers and city planning. Only the sum of all data points gives RAICOS the complete live picture of a project instead of the partial view of a single party.

Anyone who calls for an open network has to build one themselves.

07 · The road ahead

Five layers. The first rolls out in November.

  1. 1

    From November 2026

    Delivery

Pilot in Vienna, with a host wholesaler and 25 trade businesses. Every delivery generates a data point.

  2. 2

    Picture

RAICOS links the trips into a live picture. With every role that joins, the live picture expands.

  3. 3

    Prediction

RAICOS forecasts who needs what, and when, and whether a project keeps its schedule and its financing.

  4. 4

    Orchestration

RAICOS coordinates materials, machines and trades.

  5. 5

    Market

The platform of the construction industry, open to everyone, with visibility through certification, from the trades to the bank.

08 · For investors

WEMAITES rolls out in November.

We invite investors to build the network with us. Our second funding round targets business angels, family offices, venture capital investors and strategic partners.

This page shows a small part of what we are building. We will show you the complete picture in person: get in touch, and we will get back to you.
